Tenant improvements to multiple floors of historical Building 101 to house the marketing agency Swirl. Improvements included build out of MEPF systems and modifications to the base building central plant to allow for multiple tenant energy efficiencies. Special care was taken to remove as little of the existing historic fabric as possible while complementing the spaces with open floor plans and environmentally conscious finish materials. The project received LEED Gold certification.

Presidio Institute at Fort Scott

Seismic stabilization and restoration of a military barracks building in the Presidio of San Francisco. The building was originally built in the early 1900s and is a three-story reinforced concrete structure with partial basement. Building 1202 was converted into a training center, The Presidio Institute, with classrooms. The project received LEED Gold certification.

White Hill Middle School

New construction of two multi-level classroom buildings in the center of a bustling middle school campus in Fairfax, California. Designed to facilitate a rich and collaborative 21st-century learning environment, the buildings include music rooms, includes interior finishes, including acoustical treatments in the music rooms and casework and furnishings in the classrooms and learning centers. Exterior landscaping and hardscaping connects campus spaces together with a shaded amphitheater, which makes White Hill the first school to install polished, pervious concrete as a green alternative to traditional surfaces. The building was designed using CHPS and LEED for Schools guidelines and is a Net Zero Energy Ready Classroom Building.

UOP Arthur A. Dugoni School of Dentistry

Conversion of a 400,000 sq ft former Wells Fargo data center at 5th and Minna Streets into the new Arthur A. Dugoni School of Dentistry. The dental school occupies approximately 225,000 sq ft of the building and features interactive classrooms, clinical examination floors, and offices. The remainder of the building is being leased to outside tenants.

The construction scope involved replacement of the exterior cladding with new high-performance glazing; reconfiguration of the building entry to make it more visible and inviting to pedestrian traffic; installation of escalators between the first and second floors to bring dental patients to the clinical floors; all new MEPS systems; and state-of-the-art dental equipment for research, teaching and training. The project is targeting LEED Gold certification.

Thoreau Center for Sustainability

The Thoreau Center for Sustainability was the first privately financed development project in the Presidio of San Francisco since the National Park Service assumed control of the former military base. The first phase of the project involved the rehabilitation of 4 historic Letterman Hospital buildings into office space for non-profit organizations, including the Thoreau Center. The work included minimal seismic upgrading, improved access for the disabled, substantial reworking of the interior to bring the plan closer to the original, and all-new finishes, mechanical, electrical and plumbing. A great effort was made to honor the historic qualities of the building and to use energy-saving and recycled/recyclable materials and systems wherever possible.

SF SPCA Adminstrative Offices

Interior improvements to create administrative offices for the SPCA within their new hospital building in San Francisco. The project included the addition of a full mezzanine floor to accommodate accounting staff; shoehorning in of a new elevator, stairs, and HVAC units; plus a new internal connection between the Maddie’s Adoption Center building and the Leanne B. Roberts Animal Care Center. Interior finishes include double-height common areas with hand painted murals. Green innovation credits were awarded for incorporating recycled denim fabric, donated by Levi Strauss & Co. clothiers, as thermal insulation. The project received LEED Gold certification for commercial interiors.

Belles Street Townhomes

As a part of the PHSH District adaptive re-use plan, the Presidio Trust identified a site within the district appropriate for a small new residential construction project. The Belles Street Townhomes were integrated into a group of smaller scale residential and office buildings next to the Presidio Landmark. This part of the project consists of seven, 4-story, luxury townhomes. Each unit includes approximately 2,470 sq ft of interior space including a garage, and 700 sq ft of outdoor space at the third floor balconies and roof decks. The building structure is load bearing metal framing on a concrete slab over grade beams. Each unit received LEED Platinum certification for homes.

Presidio Buildings 101 & 103

Adaptive reuse of two historic, army barracks buildings, originally built in the late 1800s, at the Presidio Main Post into unique, modern office spaces. Both buildings were seismically upgraded using an innovative fiber reinforcing scheme which saved the historic interior finishes from complete demolition and provided the client with more leasable square footage for tenants. A typical structural retrofit of an unreinforced masonry building of this type would require thick concrete walls at most of the exterior and load bearing walls inside the building. However, advancements in carbon fiber polymers for structural applications and the right mix of client priorities made this the perfect project to experiment on. The project received LEED Gold certification.

Los Padres National Forest Ranger Stations

New construction of district ranger station headquarters for the Los Padres National Forest in Frazier Park and King City, California. Plant Construction partnered with architecture firm, WRNS Studio, in a design/build relationship on both projects and delivered two structures that respond to their unique local environments. Per the US Department of Agriculture Forestry Service, the ranger stations comply with LEED Silver certification standards for sustainable design.

Frazier Park – New site entry design, administrative offices, conference center, onsite water storage, emergency generator systems and reuse of local historical stone in the architecture of the building.

King City – Administrative offices, conference center, site improvements, and renovation of existing district warehouse. Features the use of straw bale exterior wall construction for added energy efficiency.

Lands End Lookout

Construction of a new visitor center showcasing green building design and awarded LEED Platinum certification. Located in the Golden Gate National Recreation Area, the two concrete and glass buildings feature a courtyard, retail space, café, restrooms, and back of house space. The center serves as a stunning vantage point, sheltered from the windswept coast, over the Pacific Ocean, and as a resource for visitors and locals seeking to explore the multitude of National Park Service sites along the northwest coastline of San Francisco.
