The site is the historic Bethlehem Steel shipyard and is located on the Southeastern waterfront of the City, just below Mission Bay and encompasses most of the land east of Illinois street to the Bay’s edge, between 20th and 22nd streets. Over the three phases of work, we will be creating the building pads for seventeen new buildings, both office and residential. The preconstruction effort will begin immediately and the construction is slated to begin in Summer of 2018.

The area once housed the large Pabco Manufacturing Plant, making roofing and fiberboard products and various paint facilities. The work consists of construction of two new approx. 145,000sf post tensioned concrete parking structures built over ground floor retail space, a steel structured restaurant building and ten blocks of completely new utility infrastructure and streetscape and a new 1.25 acre park and playground. The project is located in a very heavily trafficked part of Emeryville and directly adjacent to residential apartment blocks, a flourishing food court and operating businesses. To perform the infrastructure and street work we constructed a temporary bypass-road to reroute traffic around the site. The work also involves tight coordination with other general contractors on site, one performing the work of a residential apartment building in Parcel A to the north and the other building out the grocery store on the ground floor of our first parking structure. The first parking structure and the first phase of the streets will be completed in the 3rd quarter of 2017. The remainder of the street Work will finish at the end of 2017. The second parking structure work and city park work will begin in the 4th quarter of 2017.

Pacific Place https://www.plantconstruction.com/projects/pacific-place/ Thu, 04 Sep 2014 18:41:49 +0000 http://www.plantconstruction.com/?post_type=projects&p=446 The Pacific Place project involved two structures: a 12-story office building and the historic Pacific Union building housing a 100,000 sq ft retail space and a 200-room boutique hotel on the upper floors. Successful redevelopment of the building depended on the removal of the existing tight column grid to open up the ground and second floors for retail use. Plant met this challenge with radical rethinking and innovative engineering that allowed the team to remove the concrete support columns and replace them with a new steel structural system without risking collapse of the building in the process. In addition, Plant completed the new interior of the Hotel Palomar on the upper floors.

The project team worked with two owners – one for the retail, theater and parking elements of the project, and another for the hotel – as well as the City of Minneapolis Redevelopment Agency and the union organization ULLICO, which also helped fund the project. The team balanced the needs of these owner and agency groups to bring the project to a successful completion. The project was a joint venture with PCL Construction.

The “urban village” is a beautifully designed, pedestrian-friendly lifestyle center that combines retail, residential, hotel and recreational uses. In addition to managing construction of 839,000 sq ft of retail, residential and office space, Plant managed multiple prime contractors across construction of all infrastructure improvements. These included parking lots and garages, roads, storm drain systems, sewer and water systems, site lighting, landscaping and all dry utilities. The project received the ICSC US Design and Development Silver Award in 2009.

The project was completed in two phases and involved post-tensioned concrete, conventional concrete, structural steel and light-gauge steel framing construction types. Prior to, and during construction, the Plant team was involved in extensive negotiations with the developer, the county, and neighboring property owners. The result of those discussions was a 50-point agreement requiring close coordination of construction with adjacent properties and activities. This project was a joint venture with Hensel Phelps Construction Co.

185 Post Street https://www.plantconstruction.com/projects/185-post/ Fri, 08 Aug 2014 17:13:51 +0000 http://www.plantconstruction.com/?post_type=projects&p=202 Conversion of a 30,000 sq ft office building into an upscale retail center in San Francisco’s Union Square shopping district. The project included core and shell bracing of a 6-story building at the corner of Post and Grant Streets. The exterior brick walls were shored and braced while the interior wood framing system was replaced with steel and concrete. The building received a new glass façade, dramatically modernizing its appearance, as well as a new elevator, stairs, and toilet rooms. The project was awarded an AIA SF Honor Award for Excellence in Architecture in 2008.

Ferry Building https://www.plantconstruction.com/projects/ferry-building/ Fri, 08 Aug 2014 00:30:28 +0000 http://www.plantconstruction.com/?post_type=projects&p=120 The Ferry Building, with its iconic clock tower, has long been a symbol of San Francisco’s historic waterfront. Built in 1898, it was the second busiest transit terminal in the world until the opening of the Bay and Golden Gate Bridges, after which it fell into slow decline.

In 1998, a public/private redevelopment partnership was formed to rehabilitate the space and Plant Construction was chosen as the general contractor. The building is listed on the National Register of Historic Places and all work was completed in compliance with the Secretary of the Interiors Standards for Rehabilitation. The extensive renovation included the removal of portions of the original 2nd floor structure and all of the modern era 3rd floor structure in the nave space to create a dramatic three-story atrium along the entire length of the building.

In 2003, the project was completed and the Ferry Building returned as a bustling destination for San Francisco residents and visitors. The vibrant interior marketplace attracts over one million visitors annually, and the second and third floor offices are 100% leased to premier tenants. The project won several awards including the 2003 National Preservation Award from the National Trust for Historic Preservation and the San Francisco Business Times 2002 Real Estate Deal of the Year.
