Plant removed and replaced the wood framed roof of a 100 year old, four-story brick and heavy timber building owned by the Hearst Corporation. The project includes upgrading the diaphragm with shear ply, new membrane roofing system, rebuilding and restoring the masonry walls, new elevator system, and interior demolition and shoring.

Callisto Media

An existing brick and timber building space that was previously used as a gym. Plant converted the space into a 17,000 sf office space for Callisto Media, with new restrooms, kitchen, break area, individual offices and phone rooms. The scope included design-build mechanical, electrical, plumbing and fire.

Meals on Wheels of SF

Plant is about to begin preconstruction on a new facility for Meals on Wheels of SF. Meals on Wheels, now delivering over 1.6 million meals per year, has outgrown their existing facility on Fairfax Avenue, a few blocks from Plant HQ, and has purchased a piece of property on Jerrold Street, also just a few blocks away. The new 60,000 square foot facility on 2 levels, will contain a new commercial high production kitchen, cold storage, warehouse, loading dock, logistics and office space. Challenges on the project will be the bay mud soil underlying the site, establishing workable easements with neighbors and the construction of the complicated and extensive kitchen. Upon completion of the new building, we will begin the renovation of the 20,000 square foot existing facility on Fairfax ave, which will include interiors work, new elevators and stairways and other improvements. The new building is expected to be a 13 month project, with the existing building being completed 7 months later. Meals on Wheels is an amazing organization, providing a much needed service to our community, and we are excited to be associated with such a good cause.

2150 Webster Street

Core and shell improvements to an existing 10-story, 250,000 sf office building in Oakland. The project includes new windows, renovated storefront, five new elevators, new penthouse structure, roofing, fire sprinkler system upgrades, plumbing and HVAC systems, new electrical wiring and a new steel deck.

Pier 70 – Building 14

Building 14 was the Heavy Warehouse located at the core of the Bethlehem Steel shipyard of Pier 70, on the southeastern waterfront of San Francisco. The shipyard was originally the Union Iron Works of the 1880’s and then most recently Bethlehem Steel Shipyards of the 1940’s. This district is being protected under the National Register of Historic Places. The work on this building was to completely renovate both exterior and interior of the building. It also included the addition of a mezzanine and seismic bracing. The interior improvements for Obscura Digital were very sparse, including new restrooms, kitchen and a few office spaces on the mezzanine, the reminder of the space will be used as light industrial workshop for this well-known digital production company. We worked very closely with both the landlord and the tenant to make this a very cost effective and elegant buildout closely suited to the tenant’s needs.

Blend Labs at 500 Pine Street

Plant was selected by the joint venture developer team of Lincoln Property Company/Gemdale USA Corporation to complete a tenant improvement project for Blend Labs, located on floors 2-5 at the newly constructed office building at 500 Pine Street. O+A Architects has designed the Blend Labs office as a combination of open spaces, conference, focus, phone and game rooms. The truly common spaces include coffee bars on each floor, as well as reception. The focal point on floors three and four is the combined architectural stair / stadium seating connecting the two floors. The project team was tasked with shoring the adjacent slab and creating a new opening in the existing post tensioned slab, for the new stair.

Swirl Headquarters

Tenant improvements to multiple floors of historical Building 101 to house the marketing agency Swirl. Improvements included build out of MEPF systems and modifications to the base building central plant to allow for multiple tenant energy efficiencies. Special care was taken to remove as little of the existing historic fabric as possible while complementing the spaces with open floor plans and environmentally conscious finish materials. The project received LEED Gold certification.

22 Fourth Street Lobby

Renovation of large main building lobby in a high-rise office building. Work included full storefront replacement; construction of new indoor-outdoor green-wall; custom water feature with digital back-projection graphics; new terrazzo flooring throughout; cafe/coffee-bar space with food service equipment and fixed seating; custom back-lit glass wall surrounding elevator entrances; clear finished plate-steel portals and trim elements; all new lighting including custom/artistic ceiling pendants; and new finishes at the rear access corridor to the loading dock. All work was completed while building remained occupied and lobby functionality was maintained.

333 Bush Street Lobby

Built in 1985, the existing marble lobby was updated with a new clad wood wall slat system and new lighting. Other project features included honing of existing marble floors, new interiors for 11 elevator cabs, new marble clad reception desk, as well exterior painting, new doors and hardware, and an exterior plaza upgrade including benches, planters and lighting.

Swiss Consulate / Swissnex at Pier 17

Establishing a “Swiss House” over the San Francisco Bay, this project brings multiple Swiss entities together under one roof at the east end of historic Pier 17. The new hub of Swiss government, education, business, and innovation partners – including the Consulate General of Switzerland –provides a gateway to the dynamic cultural life and economy of the Bay Area and nurture bilateral relations.

The interior buildout of flexible offices and co-working and meeting spaces – as well as toilet rooms, a server room, storage and support spaces – is designed to reflect the nonconformist creativity and courageous inquiry shared by both Switzerland and California, featuring a dramatic operable glass garage door at the end of the pier that provides a one-of-a-kind aperture to spectacular water views.

The work included partial and full height partitions, structural framing to support the mechanical platforms, glazing assemblies, stairs, remodeled shipping containers, all new mechanical, electrical and plumbing systems and distribution throughout.
