Pier 70 – Building 14 https://www.plantconstruction.com/projects/pier-70-building-14/ Wed, 03 Jan 2018 21:42:43 +0000 http://www.plantconstruction.com/?post_type=projects&p=1717 Building 14 was the Heavy Warehouse located at the core of the Bethlehem Steel shipyard of Pier 70, on the southeastern waterfront of San Francisco. The shipyard was originally the Union Iron Works of the 1880’s and then most recently Bethlehem Steel Shipyards of the 1940’s. This district is being protected under the National Register of Historic Places. The work on this building was to completely renovate both exterior and interior of the building. It also included the addition of a mezzanine and seismic bracing. The interior improvements for Obscura Digital were very sparse, including new restrooms, kitchen and a few office spaces on the mezzanine, the reminder of the space will be used as light industrial workshop for this well-known digital production company. We worked very closely with both the landlord and the tenant to make this a very cost effective and elegant buildout closely suited to the tenant’s needs.

Blend Labs at 500 Pine Street https://www.plantconstruction.com/projects/500-pine-street/ Wed, 27 Dec 2017 00:40:29 +0000 http://www.plantconstruction.com/?post_type=projects&p=1706 Plant was selected by the joint venture developer team of Lincoln Property Company/Gemdale USA Corporation to complete a tenant improvement project for Blend Labs, located on floors 2-5 at the newly constructed office building at 500 Pine Street. O+A Architects has designed the Blend Labs office as a combination of open spaces, conference, focus, phone and game rooms. The truly common spaces include coffee bars on each floor, as well as reception. The focal point on floors three and four is the combined architectural stair / stadium seating connecting the two floors. The project team was tasked with shoring the adjacent slab and creating a new opening in the existing post tensioned slab, for the new stair.

New stone flooring in specific locations, updated wall and ceiling finishes, new lighting, paint and wall covering and new FF&E bring the hotel’s greeting space up to functional and code requirements. The addition of a new Bar and Back Bar in the lobby accommodated 12-14 bar seats included new MEP and Cat 6 drops. Upgrading and reconfiguration of Urban Tavern restaurant, reconfiguration of existing Starbucks location into the new Herb N’Kitchen. Refresh of Public Restrooms Corridor, code upgrades in Lobby, Grab & Go, and Urban Tavern.

Other project features included honing of existing marble floors, new interiors for 11 elevator cabs, new marble clad reception desk, as well exterior painting, new doors and hardware, and an exterior plaza upgrade including benches, planters and lighting.

The facility is a combination of residential, commercial, and educational uses. The project consisted of classrooms, offices, meeting areas, and specialty spaces for art, science, drama, and music rooms, with the construction work divided into two phases to accommodate the permitting process.

Phase 1 was completed at the end of Summer 2016 – it included the central school facilities, circulation, and the “Suite 1” building lobby/entry, seven classrooms, and multipurpose space.

Phase 2 was completed at the end of Summer 2017 – finishing the “Suite 2” specialty classrooms, theatrical commons, and administrative offices.

The new hub of Swiss government, education, business, and innovation partners – including the Consulate General of Switzerland –provides a gateway to the dynamic cultural life and economy of the Bay Area and nurture bilateral relations.

The interior buildout of flexible offices and co-working and meeting spaces – as well as toilet rooms, a server room, storage and support spaces – is designed to reflect the nonconformist creativity and courageous inquiry shared by both Switzerland and California, featuring a dramatic operable glass garage door at the end of the pier that provides a one-of-a-kind aperture to spectacular water views.

The work included partial and full height partitions, structural framing to support the mechanical platforms, glazing assemblies, stairs, remodeled shipping containers, all new mechanical, electrical and plumbing systems and distribution throughout.

It was given a modern sleek facelift to replace major portions of the outdated 1980s façade. New landscaping and ramps lead up to the new canopy and  lobby entrances opening up to reveal the new reception area with an origami ceiling and greenwall.  The base building work included major upgrades to the 5-story atrium with the addition of Nanadoors leading to a new exterior balcony, as well as ADA restroom enhancements.

5000 Marina Boulevard https://www.plantconstruction.com/projects/5000-marina-boulevard/ Thu, 29 Dec 2016 16:44:31 +0000 http://www.plantconstruction.com/?post_type=projects&p=1560 Plant modified the interior of four floors in the 60,000 sq ft including, adding new restrooms and showers, a new lobby, design-build MEP, and full TI buildout for Ultragenix, a bio-medical company whose motto for their employees is “Bring out your inner hero.” The exterior work consisted of replacement of Vista wall façade panels with glazing to open up views to San Francisco and the Bay. A new exterior canopy and entry ramps, landscaping and building signage, and exterior paint were also added.
