The townhomes will be LEED Silver certified and the tower will be LEED Gold.

The Landmark at 333 Grant https://www.plantconstruction.com/projects/the-landmark-at-333-grant/ Wed, 10 Sep 2014 23:20:37 +0000 http://www.plantconstruction.com/?post_type=projects&p=564 The Landmark at Union Square was one of the many notable contributions of Ernest Albert Coxhead to San Francisco’s architectural heritage. Built in 1908 in the Mannerist style for the Home Telephone Company, the historic façade towers over its neighbors in this central, downtown area. Plant converted the historic building into 39 upscale condominium units above a ground floor retail space. The 7-story, steel-framed structure is clad in Colusa sandstone and ringed internally by a perimeter brick curtain wall. The condominiums were 100 percent pre-sold, even before construction was completed. The building is listed as a San Francisco Landmark and is eligible for listing on the National Register of Historic Places.

Work included the removal of the existing 1960’s-era steel cladding, restoration of the original brick exterior and demolition and reconstruction of large sections of the building. The historic structure received an 8-story addition that is distinctive yet complimentary to the original historic design. The new 24-story 225,000 sq ft residence contains 101 units and ground floor retail space.

The project involved careful scheduling and management in a tight urban setting and delivered large, open floorplans, gourmet kitchens, expansive balconies and secured parking.

Plant undertook a conversion of the 450,000 sq ft space that retained original elements and details along with restoring the red brick façade, historic silo and engine room. The project created 295 loft apartments with amenities including a fitness center, business center and conference room. In addition, Plant built a new 190,000 sq ft parking and retail structure adjacent to the historic residential building. The Cork Factory Lofts received the prestigious Urban Land Institute (ULI) 2009 Award for Excellence.

The Belles Street Townhomes were integrated into a group of smaller scale residential and office buildings next to the Presidio Landmark. This part of the project consists of seven, 4-story, luxury townhomes. Each unit includes approximately 2,470 sq ft of interior space including a garage, and 700 sq ft of outdoor space at the third floor balconies and roof decks. The building structure is load bearing metal framing on a concrete slab over grade beams. Each unit received LEED Platinum certification for homes.

The former office building has been transformed into 418 luxury rental apartments with amenities including: below-grade parking, a roof deck and gardens on the 28th floor, a fitness facility, luxury group kitchen, conference room / business center, library, game room, and resident lounge. The entire building is now encased in a glass skin that reflects the surrounding buildings and expresses the modern, elegant design. The project is GreenPoint Rated under the Existing Building Multifamily rating system.

Many of them, including the hospital building itself, were abandoned during the 1980s and sat vacant for two decades. The building suffered serious vandalism, weather damage, and disrepair before the project to convert it to residential use. Plant became involved with the developer’s team early in the planning stages and completed the renovation and residential conversion of the 70-year old hospital building in 2011. The 237,000 sq ft building, renamed the Presidio Landmark, contains 154 studio, one, and two-bedroom rental units and boasts two interior courtyards, a “New York style” lobby, and a private dining room and chefs kitchen available for residents. The project received LEED Gold certification.
